Durban West Industrial Overview: 2018

This popular industrial suburb is largely comprised of the suburbs of Westmead, New Germany and Pinetown Central. Marian Industrial and Queensburgh Industrial Parks can also be considered part of the Industrial West, although these are slightly smaller and decentralised.

The node features blue-chip national and international tenants and owner occupiers  such as the Woolworths Distribution Centre, Pick n Pay Distribution centres, Cambridge foods Distribution centres, Nestle, Antalis, The Kerry Group regional factory, Bakers Biscuits,  Futurelife and Astrapack to name but a few .  

Of course, the node isn’t restricted to blue chip large occupiers of space.  A number of mini factory  parks  abound offering  space at an affordable  gross rental rate around R60/sqm. These mini factories tend to have  a decent power availability, good height, a couple of exclusive parking and security controlled access. They offer a good / affordable opportunity  for small to medium sized companies 100 – 1000sqm, to grow  without  signing up for space that is not yet required.

The ease of access to Westmead in particular, being on the N3 national highway, with 5 access points, has contributed to the ease at which the logistics sector can service this prime industrial zone. Industrial yard is therefore at a premium and can go be leased at about R10 – R20/sqm .   

The suburb is situated with very close proximity to the N3 which means the travelling times to key areas relatively short:

  • Pietermaritzburg: 45 minutes

  • Johannesburg: 5 hours

  • King Shaka International Airport and Dube Tradeport: 45 km

  • Durban Harbour: 28km

The Pinetown CBD boasts a significant array of automotive brands, particularly along ‘Old Main Road’ and surrounds. Dealerships and workshops abound in off this road and the secondary roads off it.

Demand for industrial property in the greater Pinetown area over the last few years has increased, notwithstanding trying economic conditions and higher vacancy rates in other suburbs. Rentals are affordable and range between R45/sqm to R85/sqm.

The attraction can in part be  attributed to the prevalence of well-located and secure industrial parks such as Kyalami Industrial Park, Mahogany Ridge Industrial Park, Westgate Industrial Park, Tilt up Park and Pine Industrial Park to name but a few.
